FOR SALE 2
BEDROOM HOME BY OWNER
LOOKING
FOR AN AFFORDABLE 2 BEDROOM HOME WITH A VIEW THAT IS
CLOSE TO TOWN? OR A PRESTIGE LOT ON THE WATER?
THEN LOOK NO FARTHER.
This home
is located beween Costco and the Home Depot, overlooking
the Arch. A million dollar view and it’s only 5 minutes
from the throbbing heartbeat of Cabo San Lucas, with its
night life, beaches, shops, restaurants and the marina.
I built it so my family could enjoy the fishing,
sailing, diving, golfing, surfing, beaches, nightlife
and weather that only Cabo can offer. Now, they are
grown and living in the states and I must return because
of health problems.
The home
is approximately 1,700 square feet with a 5 ton central
air conditioning system. It’s completely furnished and
was recently refitted with all new stainless steel
appliances: a double stainless steel sink with a garbage
disposal and instant hot water dispenser, a G.E. profile
side by side stainless steel refrigerator/freezer (with
an ice maker, crusher and cold water dispenser), a four
burner G.E. Profile, stainless steel stove, oven, and
broiler, the top of the line G.E. advantium microwave
oven (which cost over $1,200.00 in the states, it
microwaves, browns, bakes, and does about anything you
can do in a regular oven, but much faster). There are
pots, pans, bake ware, dishes, silverware and lots of
kitchens appliances. It has ample cabinet space and a
huge pantry. The custom built dining area is just off
the kitchen, seats 10 and was recently reupholstered. In
the linen closet you will find bath towels, bedding etc.
There is art work on the walls. |

Step down
into the living room, you will
discover a 16 foot L shaped
conferrable sofa with enough
room to seat eight, a large easy
chair, a large custom made glass
coffee table and end tables, a
large built in large screen T.V.,
a rock fireplace with built in
shelves displaying a large
collection of south sea coral.
The focal point is an 8 foot
tall, 3 tier, recirculating
water fall. From the living room
you enter the large master
bedroom with a king size bed
over the bed is a giant clam
shell with reading lights. There
is a 7 foot tall armoire that
serves as the entertainment
center with T.V., V.C.R., and
D.V.D. etc. and a 6 foot dresser
with draws and storage cabinets
for clothes with a large mirror,
a sitting area with tables, a
wet bar with glass shelves, wine
storage. and liquor cabinet. A
12 foot sliding glass door
overlooks the world famous arch
and opens onto the patio and
entertainment area.
Adjacent to
the master bedroom is a huge his
and her walk-in closet, with
lots of shelves, drawers and
hanging space.
You enter the
large master grotto bathroom
with a giant clam shell bathtub
and shower that holds about 100
gallons of water, his and hers
sinks, and a makeup vanity with
theater lighting, a toilet, bid’
and wall to wall mirrors.
Built under
the bedroom is a 10,000 gallon
water storage tank commonly
referred to in Mexico as a
pila. During the summer or
after a storm it is not uncommon
for Cabo, to run out of water
and/or lose electrical service
for extended periods of time.
Even if you have water stored,
you can’t use it, because there
is no electricity to run the
water pump. However, this home
was built with a 10,000 gallon
water storage tank and a large
steel secure storage area to
house a large generator which is
wired directly into the home,
just press the start button and
the generator will supply
electric to the entire house.
You will be one of the very few
homes in Cabo with lights, air
conditioning, water, ice and a
refrigerator that works.
Speaking of storms, this home
has solid steel locking
hurricane shutters that serve
two functions. One, if you are
leaving Cabo for an extended
period of time, they secure the
entire home making it
practically impossible for
anyone to break in. The second
is during a storm, the steel
shutters prevent any damage to
the interior of the home. If you
are considering acquiring a home
in the Cabo area, I would urge
you to consider the
possibilities of a storm, I
promise it will happen, the only
question is when.
You enter the
property through a lockable
steel gate. There is a 5 foot
cement wall around the home.
Before we purchased the lot on
the ocean we had planned to
increase the cement wall to 8
feet and build a pool in this
area. The entertainment area
includes a propane grill,
charcoal grill, smoker, sink,
and prep area. There is a large
table those seats 12, a hammock,
and lots of lighting for
entertaining during the evening.
The question
we are most frequently asked,
“Is there a high security area
where we can lock up our cars,
boat, motorcycles, tools,
fishing equipment, diving
equipment etc.?” Yes! There is
a 6,000+ square 13 foot, high,
security storage building, it
is built out of solid reinforced
concrete, with steel doors and a
steel roof. It is one of the
highest security storage
facilities for any home in Cabo.
There are 3-10 foot wide solid
steel entry doors. This storage
space is long enough and high
enough to store a 35 foot plus
R.V. or boat as well as a couple
of cars and a few motorcycles.
Plus there are 4 additional 8
feet wide by approximately 10
long high security storage rooms
with 8 feet solid steel locking
doors. There is a sewer hookup
for a trailer or R.V., a shower,
plus plenty of electrical
outlets and running water.
Hanging from the ceiling is a 4
foot fan to keep you cool should
you choose to work on a piece of
equipment during the summer.
Believe me, it is bugler proof.
We recently
invested approximately $17,000
dollars in a new roof that has a
projected lifespan of 20 years.
The roof has 2 inches of treated
wood, 3 inches of high denatee
insulation, a 1/8 inch, a
rubber membrane and 3 coats
Liqwood rubber this equals an R
value of 24. The insulation will
save you a lot of money when you
are using the air condition
during the summer.
The caretaker
lives across the road from the
house. He is an excellent
handyman who can repair just
about anything. His wife is the
housekeeper. Should you be away,
they check the house on a daily
basis. When you plan to return,
give him a call, tell him your
arrival time and wish list (i.e.
what you would like in the
refrigerator, pantry, etc.). He
will turn on the refrigerator,
water heater, and air
conditioning as well as check
and order propane, if necessary.
He will also remove and store
the steel hurricane shutters,
fill up your cars with gas and
have them washed, make any
reservations you may wish. His
wife will prepare the house and
have it ready for your arrival.
He will pick you and your guest
up at the airport and drive you
home.
The asking
price for the home completely
furnished and the 6,000 plus
bodega is only $85,000. If you
subtract the cost of the
furniture, appliances, fixtures,
and art work which is over
$20,000 is being offered for
only $8.25 per square foot. If
you owned the land and wanted to
build a cement block garage with
a dirt floor, wooden doors, a
grass roof and no sewer
connection, electricity or water
it would cost you over $35.00
per square foot. Don’t take my
word for it, call any builder
and ask for a quote. Ask him
what it would cost per square
foot to build a home like this
one.
The home is
located on leased land. The rent
is only $240.00 dollars per
month per dwelling, if you pay
by the year. Because you do not
pay any property taxes this
saves you an additional $1,500 a
year, making the net cost of the
rent $177 a month which covers
trash removal, road maintenance
and the caring of the common
areas (this is less than many
home owners’ fees in Cabo). In
1982 I paid $150.00 per
dwelling. The increase over the
30 plus years that we have lived
here has been less than 0.5%
while the cost of living over
the same period has been over
4.7%. To sum it up you get a
fully furnished 1,700 square
foot, air condition two bedroom
home , a million dollar location
with a view of the arch that is
completely furnished and ready
to move into plus a 6,000 foot
high security storage area for
less than $8.25 per square foot.
The money you save stays in your
bank account. Please see
pictures below. |
