When Only The Finest Will Do

Exclusivity is about to hit Médano Beach in Cabo San Lucas, with the ultra-luxurious Hacienda, on the site of the Hotel Hacienda, a Cabo landmark built by Rod Rodríguez in 1963 (and sold in 1981 to Bud Parr of Hotel Cabo San Lucas fame). Rodríguez built the Hotel Palmilla in 1956, which was later acquired by Newport Beach-based developer Don Koll in 1984. Koll, who bought the Hacienda property from Parr's heirs in 2005, began exploring the Baja peninsula by plane in 1960. Visionary Koll brought Jack Nicklaus to Cabo, and built the Nicklaus courses at Palmilla and Cabo del Sol. Hacienda's 250 oceanfront villas and view condos will start at $800,000 U.S. for ocean view condominiums, with oceanfront villas $4,000,000 U.S. and up. Hacienda will break ground in Spring 2006reservations are now being accepted on this elite new development in Cabo San Lucas.
El Dorado Golf and Beach Club is under development by the Discovery Land Company, which purchased the oceanfront Jack Nicklaus-designed course and surrounding real estate from Cabo Real in 2004. Three ocean front holes have been moved to create home sites for the 520-acre resort. El Dorado will feature 84 custom home sites and 120 oceanfront and ocean view villas and casitas, with a private beach club and golf club, limited to just 350 members. There are still ownership opportunities for building lotsoceanfront from approximately $5 to $7 million with second-tier ocean views from $2 to 5 million U.S. Villa sales are expected to begin (and end) early in 2006. The course will open to members by mid-2006; the Outdoor Pursuits family activity club is already in operation.
The site of Bud Parr's Hotel Cabo San Lucas from 1961 to 2004, the Chileno Bay Club will comprise 1,300 acres surrounding one of Los Cabos' most beautiful bays. The club takes its inspiration from the Italian hillside village of Portofino, according to Managing Partner Mick Humphreys. Featuring low-rise classic Mexican architecture, plans include building lots and condominiums. Of course, there will be golf, with Jack Nicklaus Signature and Tom Fazio championship courses. Count on an 88-slip private marina, clubhouse, beach village, tennis center, and family club. Property management, airport service, concierge staff, and extensive private security are priorities. Prices range from approximately $600,000 to $10 million U.S. with construction expected to begin in 2006, and last for ten years.
The Palmilla resort, with some of the world's most coveted real estate, has a range of neighborhoods from the superb oceanfront and ocean view La Caleta and Villas del Mar, to the more accessible Villas de Oro and Palmilla Estates home sites on the Jack Nicklaus-designed 27-hole golf course. At Villas del Mar, priced from $1.6 to $4.5 million in late 2005, owners have signing privileges at the nearby One&Only Palmilla, in addition to elite services and amenities, including Club 96, a private beach club. Ownership options at Palmilla range from approximately $300,000 and up for golf course home sites to $8 million U.S. or more at La Caleta.
Called the Pebble Beach of México for its Jack Nicklaus-designed Ocean Course, master-planned Cabo del Sol has two miles of stunning coastline, the Fiesta Americana Grand Los Cabos and Sheraton Hacienda del Mar resorts, and the Tom Weiskopf-designed Desert Course. Close to Cabo San Lucas, the 1800-acre golf resort's residential neighborhoods combine luxury view condominiums, oceanfront and ocean view villas and estate lots, and desert and fairway home sites. Building lots start at $300,000, with oceanfront sites from $2 to $4 million U.S. Realtors are eagerly waiting the release of new lotscheck with your agent for the latest update. Resales occasionally come on the market at this extremely popular resort, but if you’re shopping here it pays to check in on a weekly basis. Two more championship golf courses, a village shopping center, urgent care clinic, beach club, and two five-star beachfront resort hotels are planned for the next decade.
Down the road a mile towards Cabo, intimate 174-acre Punta Ballena is home to secluded Esperanza, an Auberge resort and spa, and is the only Corridor community of its stature with coveted Land's End views. Choices here will depend on your lifestyleLas Residencias, 54-oceanfront and ocean view estates, Las Estrellas condominiums, or the oceanfront villas of Las Conchas and Las Arenas. A private Residents Beach Club, private tennis, access to Esperanza and luxurious amenities are the draws. Plans for Phase II will be available in early 2006.
Pedregal’s 360-acres feature panoramic Cabo San Lucas Bay and sweeping Pacific Ocean views. The cobble stoned streets of this established, gated and guarded mountainside community lend a Mediterranean feel, with over 300 estate homes completed since its founding in the 1970s. A few building lots, along with a smattering of resales are on the market here. Homes are offered from under $1 million to $13 million U.S.
At the 800-acre master-planned Querencia, near Palmilla outside San José del Cabo, Phase I of the Club Villas and the expansive, 40,000-square-foot clubhouse are underway. Club Villas are priced from $1.4 million, with view lots from approximately $250,000 to $600,000 U.S. Querencia boasts a private Tom Fazio golf course (site of Shell’s Sergio Garcia-Phil Mickelson match in 2001); and all property owners have Social Membership privileges with clubhouse access, property management and concierge services, pre-arrival shopping and more at this golf community with views of San José Bay.

Deeded fractional ownership, in which you purchase a portion of the property and receive title, has become a hot seller in Los Cabos. Many buyers choose a Private Residence Club for the limited time they have to spend at their vacation home. Grand Regina's, stunning contemporary design, 180-degree views and first class facilities and services have attracted buyers in drovesthe 32 Private Residence Club villas almost sold out well before Phase I was completed in Summer 2005. Starting at $130,000 U.S., these deeded fractional ownership two and three bedroom condominiums are bright and airy, with private plunge pools, top of the line electronics and appliances, and sleek monochromatic furnishings. Amenities and services include El Ciruelo restaurant, three pools, pre-arrival services, airport transportation, and full concierge services. Sixty-four two-bedroom villas with optional PRC services are also available. Two, three, five, and 12-week ownership packages, along with full ownership, is offered in each program. The resort will be fully built out in 2007.
Luxurious Living
You want to relax in comfort and elegance but are capable of getting to and from the airport, buying your groceries and don’t need a butler to get you a cool drink. Then you’re perfectly suited for the luxury Los Cabos lifestyle.
On the beach in San José del Cabo, you’ll find full ownership condominiums at Las Mañanitas, now selling the final 42 units in Phase III of this very successful resort. Here everything is taken care ofproperty management, concierge service and rental programs are already in place. Amenities include tennis, fitness center, pool and Jacuzzis, and full concierge services. According to Mike Schaible, developer of Las Mañanitas and Baja Properties broker, “Everything is taken care of so our owners can just relax and enjoy their vacation home.” Spacious two and three bedrooms start at $450,000 U.S. Just down the beach are the beginnings of a sister development, also marketed by Baja Properties. These 80 to 100 two and three bedroom luxury full ownership condominiums will have full amenities and upline kitchens equipped with Viking, SubZero and Bosch appliances. Sales are scheduled to begin in January 2006 with the first residences delivered in 2007. Prices are expected to run $650,000 to $2.5 million U.S.
Proving you can have it all is the mission of Villas de Oro, a luxury town home and villa community within the Palmilla resort. “I believe that Villas de Oro represents the best value in Los Cabos. Residents are within walking distance of The Shoppes At Palmilla, with all of the amenities of a world-class golf course and the One&Only Palmilla hotel,” explains developer Gerry Burchard.
Phases I, II, and III are villas along the first and ninth holes of the Jack Nicklaus Signature course. With the recent addition of 25 acres within Palmilla, Villas de Oro will expand to include custom homes and building lots. Purchase includes a full membership at Palmilla’s 27-hole Jack Nicklaus Signature course. A tennis center and workout facility are also planned. Two and three bedroom condominiums and town homes are available in Phases II and III, with prices starting at $625,000 U.S., making Villas de Oro a truly outstanding value for exclusive Palmilla.
New master-planned Cabo Pacifica, on the west side of Cabo San Lucas, encompasses the Pueblo Bonito Sunset Beach and Pacifica resorts and stretches north. The first offering will consist of 113 residential lots in four rows rising from the beach, priced from $1.8 to $4.2 million U.S. Cabo Pacifica is a self-contained community centered on the future Jack Nicklaus and Arnold Palmer golf courses. Residents will commute to the store and community centers in golf carts and enjoy all the amenities of the Sunset Beach and Pacifica resorts. Reservations are now being taken for properties in Phase I.
Cabo Viejo is filling a much-needed niche of luxury housing in downtown Cabo San Lucas. The boutique condo development will feature en-suite chefs, personal trainers, and 24-hour concierge service. Located near Pedregal just off the town square in downtown Cabo, this development offers all the benefits of a resort community with “walk to town” convenience. Each condo will be furnished in one of Mexico's traditional regional styles. Located just behind Plaza Amelia Wilkes, the complex is currently under construction and taking orders. Prices start in the high $500,000’s, with excellent views.
Not everyone vacations in Los Cabos. For a lucky few this is home. Perhaps you're nearing retirement and thinking about spending the winters working on your chip shots instead of chipping ice off the windshield. Full time residents and snowbirds want the same amenities as touristsprivacy, security, and great views. Golf courses, of course, and convenient locations, good schools, and commercial centers. Quality construction is a must.
With San José Bay views, the new 550-acre upscale community of Club Campestre San José includes an eighteen-hole Nicklaus Design golf course now under construction, a beach club, social club, and a large retail center with cinemas. The master plan calls for 1,200 low-rise condominiums and 950 estate building lots.
