Real Estate - Cabo San Lucas - Los Cabos .... No Longer a Sleepy Fishing Village

Over the past 20 years Los Cabos has gone from a sleepy fishing village to a world-renowned tourist destination. It started growing to accommodate the increasing number of anglers seeking unbelievable fishing, however, getting here was one of the biggest challenges. Things changed with the completion of the International Airport in San José del Cabo. The area exploded in both visitors as well as general population. When one thinks of Los Cabos, visions of palm trees elegantly swaying in the breeze, miles of pristine beaches and the unmatched natural beauty of the desert and mountains flash through the mind. Then thoughts turn to the fantastic fishing, world-class golf, perfect weather, outrageous nightlife, and myriad other outdoor adventures. Many just love the Mexican culture and the laidback lifestyle.

The increase in tourism is not the only boom—the biggest growth has been the vacation and second home market. Although there are many types of properties in varying ranges of price, the standard has been set by a number of prestigious and luxurious developments. These communities are located on the famous Corridor—that stretch of highway that lies between San José del Cabo and Cabo San Lucas—with the exception of one that is majestically perched on the mountains overlooking the Pacific Ocean and the Sea of Cortez in Cabo San Lucas.

PEDREGAL
The Diaz Rivera family started developing Pedregal in 1974. This 360-acre community is one of the most prestigious developments in Los Cabos. Viewed as a community that has set the standard for nearly thirty years, Pedregal is often referred to as the Beverly Hills of Cabo. What differentiates Pedregal is its setting. Cobblestone roads meander over and around the mountain and with oceans on both sides, homeowners are blessed with incomparable views. Dotting the rocky outcroppings are a multitude of multi-million dollar homes all with stunning views. For the most part, these are majestic hillside lots consisting of homes of unique designs. Of course there are lower priced properties—half million-dollar homes are showcases of styling and architecture. Great lots are still available and there are a number of fantastic homes for sale on the resale market. Prices range from the upper $300,000 range to over ten million dollars making this a consideration for discriminating investors. The lofty heights of Pedregal are perfect for viewing the site of whales breaching and spouting as they swim past.

Towering mountains and slopping hillsides tower above Cabo San Lucas Bay and offer spectacular views of the ocean and town of Cabo San Lucas. New developments are now offering home sites and homes for those looking to experience these magnificent views from their own place in the sun.

VILLA LA ESTANCIA
Beachfront property in Cabo San Lucas is nearly non-existent due to the density of hotels and resorts. One exception is the newly opened Villa La Estancia, located next to Villa del Palmar. This full ownership opportunity with the option of investing in as little as a three-month period, is rather unique. Not to be confused with a time-share, this is co-ownership with title. Villa La Estancia is the only property for sale with title on Cabo San Lucas’ most popular beach, El Médano. Estancia is an exclusive community consisting of 158 villas that re-define the word luxury. The villas offer striking vistas of the Sea of Cortez and Land’s End. LA SIERRA AT CABO
La Sierra at Cabo, situated on the highway just outside Cabo San Lucas across from Villa Serena, offers 160 home sites on the sloping hills overlooking Land’s End and the Sea of Cortez. La Sierra at Cabo was three years in the planning and will be a Palm Springs-style community on the lines of Cabo del Sol and Cabo Real. Along with 160 home sites, they are planning a 10-acre commercial area with quality stores and services for residents. Home sites start at $69,500 and range in size from 800 to 1,000 square meters and all are guaranteed a spectacular view. Once a home site purchase is made, owners have the option to go through recommended builders or may acquire the services of any qualified builder to make that dream home a reality. Developed by Bill Ruth from the U.S.A. with over 43 years of experience, La Sierra at Cabo will be a great addition to Cabo San Lucas’ many fine developments.

VILLAS DEL TEZAL
Nestled next to the Country Club, another new development has sprung up and offers yet another beautiful community of stylish homes and inspiring views. Villas del Tezal will consist of 175 Santa Fe-style two and three bedroom homes built in nine phases. Phase I will offer townhouses and freestanding homes with its own pool, Jacuzzi and BBQ centrally located for everyone’s enjoyment. These homes will be in a very attractive price range of $90,000 to $135,000 making this a very affordable alternative to condo living. The two-bedroom homes will cover 1,076 square feet and the three-bedroom will cover 1,830 square feet with different floor plans and square footage options between the two. The other interesting point about this development is that the homes are sold without appliances or air conditioning. They will have packages available to furnish the homes and the price will be added to the base price. Financing is available through the developer with a reasonable deposit and low monthly payments. Developed by Grupo Favier from Guadalajara, Villas del Tezal is a real winner.

RANCHO PARAISO
Rancho Paraiso is perched on the mountainside right outside of Cabo San Lucas on Highway 1 and offers unbelievable views of Cabo, the Sea of Cortez and Land’s End. The most awesome views are available from the Heights. Twelve exclusive lots sit atop a mountain giving an eagle’s eye view of the ocean, expansive mountains and the valleys surrounding Cabo San Lucas. Considering the majestic views are an opportunity seldom seen, these magnificent lots can run up to $750,000. More moderately priced lots are laid out below the Heights on stunning sloping hillsides. There are a total of 91 lots at Rancho Paraiso starting at $69,000. These are large lots with great views from a somewhat lower elevation. An elegant entry and paved roads highlight this gated and guarded community. There are also spec homes for sale if buying a lot and building is not your cup of tea. Marco Ehrenberg, the developer, with many years experience in the area, will recommend builders to bring your dream home into fruition.

PUNTA BALLENA
Just a little farther up the highway from Cabo San Lucas is the exciting and trend-setting Punta Ballena located next to Santa Carmela. Their goal is to set a new standard in the area for luxury and style. The view from this prestigious gated community stretches from the lighthouse to Land’s End. From fountains and exquisite rockwork to the impressive sales and administration office, Punta Bellena has abundantly more than most housing developments. There are three different sections within one large community where you have the option to purchase undeveloped home sites, full ownership villas, or fractional ownership villas.

Las Residencias includes fifty-four large home sites that average one-third of an acre. Building your dream home in this exclusive setting can become a reality with sites starting at $250,000. Like other prestigious communities, the homes in this area can be priced in the millions but once you see these beautiful properties and the unparalleled surroundings, you will undoubtedly be captivated.

Los Cabos has become a haven for the affluent individual searching for a small slice of heaven. Like nowhere else, the distinctive, superior level of developments more than meet this challenge.

Real estate brokers in the Los Cabos area enjoy a high degree of customer confidence since the majority of brokers and agents belong to the Association of Mexican Real Estate Professionals (AMPI); and are also affiliated with associations in Canada, the United States and the Inter-national Real Estate Association. Los Cabos also has it own Mul-tiple Listing Service (MLS) and is dedicated to ensuring ethical and professional business practices by member brokers and agents. Last year, México joined an international real estate consortium with AMPI. The Los Cabos MLS has a web site, www.loscabosmls.com, that affords prospective buyers the means to search current listings to enable them to more efficiently find that special home or property. A buyer’s interest is best served if they deal with members of these organizations.
